Winter Real Estate Photography in Michigan: Bright Listings

Winter Real Estate Photography in Michigan: Bright Listings

January in Metro Detroit means the sun sets before 5 pm and the sky is some shade of gray from about November through March. If you are scheduling listing photos this time of year, the cold weather changes everything about how the shoot works.

Timing the shoot around the light

You have about four good hours of usable light in winter, roughly 11 am to 3 pm. That means booking the photographer for midday instead of your usual morning slot. The sun is low enough to create warmth but high enough to avoid the harsh shadows that make rooms look divided. If the listing faces west, shoot in the morning. If it faces east, shoot in the early afternoon. The direction matters more in winter because the angle of the sun is so low.

Turn every light on inside

This is the single most important step for winter listing photos. Turn on every lamp, ceiling light, and bathroom light. You want the interior to feel warm and lived in, not like a dark cave. The extra light also helps balance the gray outside light coming through the windows.

  • Open all curtains and blinds to let in whatever natural light exists
  • Turn on ceiling fans so the blades do not show in photos
  • Remove sunglasses from coffee tables and near windows
What to do about the exterior

What to do about the exterior

Bare trees are not the enemy. They actually let you see more of the house structure, which can work in your favor if the roof and siding are in good shape. Fresh snow is your friend, but if the ground is gray and patchy, the photographer can often angle the shot to minimize that. If the listing has good landscaping, consider scheduling the exterior aerials for spring when everything greens up.

What a winter shoot actually costs

Nothing changes about the pricing. A listing shoot in January costs the same as it does in July. The photographer still delivers the same quality, still turns photos around in about 24 hours. The only difference is the window of time you have to book. If you are fighting a deadline, book the shoot for midday as soon as you know the listing is going live.

$0 to book. Pay after you see the photos, and if you are not happy you do not pay and you get $20.
